Mortgage Loan Checklist

Be Prepared! Here's a quick look at the documentation typically needed during the mortgage process.

✔ General Documents Needed (for all borrowers)

  • Copy of unexpired picture ID (driver’s license, passport, visa, military ID, etc.)

  • Most recent 2 months bank statements — ALL pages

  • Most recent 2 months brokerage statements — ALL pages

  • Most recent 2 months retirement statements — ALL pages

  • Terms of withdrawal for retirement accounts

  • Executed purchase contract with all addenda (if applicable)

  • Documentation for any large/non-payroll deposits

  • Homeowners insurance policy (refinance) OR agent info for purchase

  • Gift funds documentation (if applicable — varies by program)

  • Copy of earnest money check (cleared check may be required)

  • Copy of Social Security card

✔ Salaried Borrowers

  • 30 days of most recent pay stubs (all jobs)

  • W-2s, 1099s, and/or K-1s for past 2 years

  • 2 years personal tax returns with ALL schedules (if filed separately)

​

✔ Self-Employed Borrowers

(Own at least 25% of a business)

  • 2 years business tax returns with ALL schedules

  • YTD profit & loss statement and balance sheet

  • W-2, 1099, or K-1 forms for past 2 years

​

​

✔ Other Items (As Applicable)

  • School transcripts (employed less than 2 years)

  • Social Security award letter (current year)

  • 30-day pension or retirement statements

  • Child support/alimony agreement + 6 months proof of receipt

  • New construction: plans & specs

  • VA Loans: DD214, Statement of Service, child-care letter

  • Landlord contact info (if renting)

  • Legal obligations not on credit report (divorce decree, private loans, etc.)

  • Co-signer loans: 12 months cancelled checks showing other party pays

  • Deferred student loan documentation (varies by loan program)

  • Proof of lawful residency/work authorization (EAD, visa)

  • Letters of explanation: credit inquiries, name/address variations

  • Bankruptcy, judgment, or foreclosure documentation

✔ If You Own Other Real Estate

  • Lease agreements for rental properties

  • Most recent mortgage statement(s)

  • Recent tax, insurance, and HOA documents

  • Listing agreement or executed contract for home being sold

  • Final closing statement when available
